These terms apply when you use the BhuView website, its map, its guides and BhuLinks. By using BhuView you agree to them. If you don't agree, please don't use it.

1. What BhuView is, and is not

• BhuView is a technology product. It shows publicly available maps and land records lined up with satellite imagery, so they are easier to understand.
• BhuView is not a government website and is not connected to, endorsed by or acting for any government department.
• Everything shown is indicative, for general knowledge only. It is not an official measurement, not proof of ownership, title or boundaries, and not a survey.
• Do not use BhuView for any official or legal purpose, including court cases, registration, mutation, loans or boundary disputes. For those, rely on the official records and an official measurement from your tehsil.

2. The data

• Revenue maps and land records are from the public records of the Board of Revenue, Uttarakhand, which owns that content. BhuView does not create, check, endorse or guarantee them, and they are shown here for general knowledge only. They can be old, incomplete or wrong; revenue maps often come from old surveys and can sit several metres off the ground.
• Satellite imagery comes from third-party providers and may be out of date.
• Areas, khasras and overlaps are worked out by software from these sources and can be wrong.
• Always confirm anything important with the official records before you act on it.

3. Your account

• You sign in with Google. Keep your Google account secure; you are responsible for what is done through it.
• Free use, free maps, Pro and any other plans can change. We will try to give notice of changes that affect you.
• We may suspend or close an account that breaks these terms.

4. BhuLinks and listings

If you create a BhuLink with a price, phone number or note:

• You confirm that you own the land or are authorised by its owner to offer it, and that what you add is true and not misleading.
• You are solely responsible for the listing, for any deal that follows and for following the law, including Uttarakhand's rules on who may buy land.
• Your price, number and note are shown to anyone who opens the link. A listing's page can appear in search engines while it is for sale. The number is shown only when someone taps WhatsApp or Call.
• BhuView does not verify ownership, boundaries, price or the person listing, is not a broker or agent, and is not a party to any deal. Buyers must do their own checks at the tehsil before paying anything.
• We may remove any listing, for example one that is reported, looks fraudulent or misleading, or breaks these terms. You can delete your own listings at any time.

5. What you must not do

• Use BhuView to deceive anyone, including listing land you have no right to sell.
• Use owner details to harass, threaten or contact people unlawfully, or collect them in bulk.
• Copy, scrape or download BhuView's data or pages in bulk, or with automated tools.
• Disrupt, overload or try to break into BhuView.
• Present BhuView's output as an official document or measurement.

6. No warranty

BhuView is provided "as is" and "as available", without any promise that it is accurate, complete, up to date, always available or fit for any purpose.

7. Limit of liability

To the fullest extent the law allows, BhuView and the people who run it are not liable for any loss or damage, direct or indirect, that comes from using or relying on BhuView, its data or any listing, including loss in any purchase, sale or dispute of land. If liability can't be excluded, it is limited to the amount you paid BhuView in the 12 months before the claim (₹0 if you used it free).

8. Your data

How we handle your information is in the privacy policy. To report a listing or ask for something to be removed, write to us (below).

9. Changes and law

We may update these terms; the new version will be posted here with a new date, and using BhuView after that means you accept it. These terms are governed by the laws of India, and the courts of Uttarakhand have jurisdiction.
